Hut 8 Expands AI Leasing to $19.6 Billion

Hut 8 has announced a significant new development in its pivot from Bitcoin mining to artificial intelligence infrastructure. The company has secured a second $9.8 billion lease for its Beacon Point AI data center in Nueces County, Texas. This latest 15-year deal follows a previous agreement of the same magnitude made in May, bringing the total contracted value for the location to $19.6 billion.

Details of the Lease

With the new agreement, Hut 8 has increased its IT capacity at Beacon Point to 704 megawatts. The company describes its customer as a high-investment-grade counterparty; however, the identity of this customer remains undisclosed. This deal adds to Hut 8’s overall AI data center portfolio, which now totals 949 megawatts of contracted IT capacity.

IREN’s New Multi-Year Contracts

In a parallel development, IREN has also expanded its operations, signing new multi-year AI cloud contracts worth $2.8 billion. IREN’s announcements include an increase in its year-end annualized run-rate revenue target for AI Cloud to above $4 billion from a previous forecast of $3.7 billion, with approximately 85% of this target now under contract.

Shifts in the Industry

These announcements highlight a broader trend within the cryptocurrency mining industry, where companies with established infrastructure are transitioning toward AI and data processing capabilities. Hut 8 and IREN are not alone in this shift, as other firms like TeraWulf and Core Scientific are also pursuing similar strategies. This trend follows a significant increase in contracts across the sector, exceeding $70 billion in AI and high-performance computing agreements among publicly traded mining firms.

The Importance of Power Infrastructure

The transition to AI-focused operations has heightened investor interest in the power capacities that companies like Hut 8 and IREN control. With existing operations frequently located near large electricity sources, these companies are positioned to expedite AI project developments without the long wait times typically required for new data center setups. The new lease agreement makes Hut 8’s 1 GW Beacon Point campus fully commercialized, further solidifying its role in the evolving AI market.
