On August 18, 2026, Goldman Sachs announced its agreement to acquire LCN Capital Partners for a total of up to $410 million. This acquisition is set to enhance Goldman Sachs’ investment management segment by adding approximately $3 billion in commercial real estate assets.

Details of the Acquisition

The deal involves an initial payment of $260 million, with the potential for an additional $150 million contingent upon the achievement of future performance targets. Notably, about 80% of the total consideration will be paid in Goldman Sachs stock.

The transaction is anticipated to close by the end of 2026, pending regulatory approval and customary closing conditions.

LCN’s Operations and Strategy

LCN Capital Partners, founded in 2011 by Edward V. LaPuma and Bryan York Colwell, specializes in sale-leaseback, build-to-suit, and triple-net lease investments across North America and Europe. As of June 30, the firm managed roughly $3 billion in assets, with a client base comprising institutions, insurance companies, and high-net-worth individuals.

Their investment strategy has yielded an average annual net cash-on-cash return of 10.8% across its flagship funds since inception. LCN has raised 10 investment funds since its inception and operates a diversified portfolio that includes industrial sites, offices, and retail properties.

Goldman’s Real Estate Expansion

This acquisition is part of Goldman Sachs’ strategy to bolster its private real estate operation, which already manages more than $4 trillion in assets. The deal also provides a dedicated platform for sale-leaseback and triple-net lease transactions, essential for enhancing Goldman’s service offerings to its clients.

David Solomon, Goldman’s CEO, indicated that LCN complements the bank’s existing capabilities, enhancing its ability to serve a diverse array of clients, including insurance and institutional investors.

Previous Deals

The announcement follows Goldman Sachs’ recent acquisition of NEOS Investments for up to $2.25 billion, which is expected to expand their ETF assets significantly, including funds related to Bitcoin and Ethereum. This emphasizes Goldman Sachs’ growing presence in the digital asset space as well.
